5 New Braunfels Neighborhoods Buyers Keep Asking About
What’s Actually Behind the Gates?

A gate can make a neighborhood feel exclusive.
It can also come with HOA rules, architectural restrictions, additional fees and a very different day-to-day lifestyle depending on which side of New Braunfels you choose.
And that’s the part the listing photos usually don’t tell you.
If gated living is on your wish list, there are several New Braunfels communities worth knowing but they aren’t interchangeable. Some are built around acreage and Hill Country views. Some put you closer to town. Some have extensive amenities. And in some larger communities, only certain sections are actually gated.
Here are five areas I’d put on a buyer’s radar and what I’d want you to know before choosing one.
Copper Ridge: When the Gate Is Part of the Point
If someone tells me they want privacy, land and a true gated-community feel, Copper Ridge is one of the first places I think of.
Located west of New Braunfels along Highway 46, Copper Ridge is a 24-hour gated and guarded community with homesites generally ranging from one to three acres. The neighborhood also has underground utilities and a resort-style amenity area with swimming, tennis and basketball courts, a pavilion and private homeowners’ park.
But the real differentiator is the setting.
This is Hill Country New Braunfels, rolling terrain, larger homesites and views that can stretch well beyond your backyard. It feels distinctly different from buying in one of the higher-density neighborhoods closer to I-35.
What I’d tell a buyer: Don’t shop Copper Ridge based on the house alone. Lot position, elevation, view, acreage and improvements can make two homes in the same neighborhood very different purchases.
Havenwood at Hunters Crossing: Acreage Without Feeling Removed
Havenwood attracts a different buyer.
You still get the gated-community environment and larger homesites, but its location off FM 1102 puts it on the north/northeast side of New Braunfels with access toward I-35, Creekside and Gruene.
The community is known for custom homes, mature trees and larger lots, along with neighborhood amenities including pools, tennis courts, a playground and other recreation areas.
That combination matters.
A lot of buyers start their search saying, “I want land,” and then realize they don’t actually want to live 30 minutes from everything they do.
Havenwood can be an interesting middle ground: more breathing room without completely giving up convenience.
What I’d tell a buyer: Drive your normal routes from here before you fall in love with a house. A neighborhood can look perfect on a map and feel completely different once you test the school, work, grocery and weekend drives that make up your actual life.
Manor Creek: Gated, Established and Closer to Town
Not every buyer looking for a gate wants an estate-sized property.
That’s where Manor Creek deserves a look.
Located along the Highway 46 corridor, Manor Creek is an established community made up of Manor Creek and the Villas, with just over 350 homes in total. Community amenities include a pool and playground, and the Manor Creek side has gated access.
The location also puts you closer to the center of New Braunfels than some of the acreage-oriented communities farther west.
For buyers who like the idea of controlled access but don't necessarily need multiple acres, Manor Creek brings a different option to the conversation.
One detail worth knowing: Don't assume every property marketed under a larger neighborhood name has identical access, amenities or restrictions. Confirm the exact section and HOA information for the home you're considering.
Vintage Oaks: Yes, Parts of It Are Gated. No, All of It Isn’t.
This is probably the gated-community question that causes the most confusion.
Vintage Oaks is enormous, and the entire community is not gated.
It contains multiple neighborhoods and sections, including gated areas with their own requirements and assessments.
Across the larger development, Vintage Oaks is known for Hill Country homesites, custom homes and an extensive amenity network.
That means saying “I want to live in Vintage Oaks” is really just the beginning of the conversation.
Two homes with a Vintage Oaks address can offer very different lot sizes, locations, restrictions, dues and neighborhood experiences.
What I’d tell a buyer: Shop the section, not just the subdivision name.
Ask which HOA/POA documents apply to that particular property, whether the section is gated, what additional assessments apply and what architectural restrictions could affect anything you want to build later.
That last one matters if the dream includes a pool, detached garage, workshop, guest house or major landscaping project.
Allens Bend: For the Buyer Whose Search Keeps Drifting Toward the River
Then there are buyers who don't really want “gated luxury.”
They want the Guadalupe River and would also like some privacy.
Allens Bend is a much smaller option along the Guadalupe, giving it a completely different character from large master-planned communities such as Vintage Oaks.
And when you're buying near the river, I want buyers looking beyond the view.
River access, floodplain information, insurance considerations, property restrictions, lot characteristics and exactly what kind of water access comes with a property all deserve closer examination before you make an offer.
A beautiful river property can absolutely be the dream.
You just want to understand everything attached to that dream before closing day.
The Gate Isn’t the Most Important Thing I’d Check
Here’s where I put on my former property-appraiser hat.
The entrance is the part you notice.
The documents are the part I want you reading.
Before buying in any gated or HOA-managed community, I would want to know exactly what comes with that specific property, not what we assume comes with the neighborhood.
That can include:
Current HOA or POA dues and assessments
Transfer, resale or capital-improvement fees
Pending or recently approved special assessments
Architectural and construction restrictions
Rules for pools, fences, detached structures and landscaping
Private-road responsibilities
Gate and access procedures
Short-term rental restrictions, if applicable
The property's taxing jurisdictions
The actual section or association governing the property
And here's an important distinction: gated does not automatically mean guarded.
Copper Ridge specifically advertises a 24-hour gated and guarded entrance.
Other gated neighborhoods may use controlled-access gates without an on-site guard.
Those are two very different things, and buyers should know which one they're paying for.
One More Thing Buyers Miss: The Tax Bill Doesn’t Care About the Gate
A beautiful entrance can distract you from a much less glamorous number: what the property may actually cost you every year.
Two homes with similar asking prices can have different tax obligations, HOA costs and ongoing expenses depending on their location and taxing jurisdictions.
That's one reason I don't like evaluating a home by purchase price alone.
Before you decide that one New Braunfels neighborhood is “more affordable” than another, look at the bigger ownership picture.
The mortgage gets most of the attention. The recurring costs are the ones that keep showing up.
So, Which Gated New Braunfels Neighborhood Fits You?
That depends on what you mean when you say you want gated living.
If you picture acreage, dramatic Hill Country views and a guarded entrance, your search looks different than someone who wants controlled access while staying closer to town.
If you want resort-style amenities, that's another search.
If what you really want is river access, that's another one again.
That's why I wouldn't start by asking, “What's the best gated neighborhood in New Braunfels?”
I'd start with a better question:
What do you want life to look like once you drive through the gate?
